THE Ministry of Local Government and Public Works has cautioned the public against buying housing or commercial stands on North Umzari Farm in Makonde District, Chinhoyi, saying the land has not yet been regularised for the proposed new settlement.
All deals are henceforth fraudulent, null and void, the government said.
In a statement, the ministry said it had noted with concern the unauthorised parcelling and sale of land on the property, which violates government policy, spatial planning laws and urban development regulations.
The ministry said no planning permission has been granted for the subdivision of North Umzari Farm and no layout plans have been approved.
“Absolutely no certificates of compliance have been issued for any stands or land sales on this property. Consequently, any layout plans currently used to market this land are fake, fraudulent, and legally void,” the ministry said.
Authorities warned that prospective buyers risk losing their money if they proceed with purchasing the land.
“Anyone who wilfully purchases land or stands on North Umzari Farm does so entirely at their own peril. The State will not offer any compensation, legal protection, or alternative land to individuals who lose investments to these illegal syndicates,” the statement read.
The ministry added that any structures built on the land without approved plans would be demolished without notice.
It urged the public to verify the legal status of land with the Chinhoyi Municipality or the ministry before making any financial commitments.
Government also ordered all illegal sellers to immediately stop advertising, clearing or selling stands on the farm, warning that it remains committed to eliminating unplanned settlements and enforcing order in urban development.
